Each social post below includes a graphic and a caption that you can grab, customize and publish to your social accounts right away. The graphics link to free, editable Canva templates and the captions can be selected, copied, edited and pasted into your chosen social networks. Happy posting!
Post 1
Looking for your #DreamHome in [insert city name]? Then this one’s a must-see. [Insert property details and price.] Get in touch today to learn more or to book a viewing: [insert contact details]. Don’t wait! I expect this property will be scooped up quick.
Consider making your Canva template graphic the first image in a series of images featuring this Just Listed property. For example, make it the first picture in an Instagram “gallery” of 10 images, or make it the cover of a Facebook Slideshow Video.
Facebook Slideshow Videos –> Create an easy but engaging slideshow video (with music!) to feature your “Just Listed” property on Facebook. So simple!
Click Publishing Tools from the Admin Panel on your Facebook Business Page and then Create Post > Photo/Video > Create Slideshow.
You can add up to 10 photos (consider making one a graphic with property details and contact information) and then put it all to music.
Slideshow Videos can be “Boosted” in Facebook to reach even more people inside your target audience.

If possible, get a photo of your happy clients in front of their new or just-sold home. (Even better if you can get a photo that includes your clients, the home, and your property sign!) Remember to always get permission from clients before sharing their photo on social media.)

1. First impressions matter! Make sure your front yard, walk-up and entryway are well-maintained, clean and attractive.
2. Not all rooms are created equal. Some rooms matter more than others when it comes to staging. Put the most effort into staging the areas of your home that can influence buyers most, like the kitchen/dining room, living areas and master.
3. Declutter and depersonalize. Removing clutter can actually make your home feel bigger, and putting away anything too personal will allow buyers to imagine their own things in the space.
4. Clean like you’ve never cleaned before. A home where every square inch has been deeply cleaned (even the farthest corners) can help demonstrate to buyers that the property has been well cared for and properly maintained.
5. Be bold in life but not in home staging. If you have a budget for redecorating (ie: painting, etc.) aim for soft, warm neutrals. Anything too bold will make it hard for buyers to envision themselves (and their style) in the home.

Facebook Boosted Posts and/or Instagram Promoted Posts are an excellent way to get more eyes on your new listings. Set boosted/promoted post targeting to match your ideal client for this property, including location, age and interests.

SOLD! Happy trails to [insert sellers’ first name(s)] who sold their [insert city + property type + choose: “in record time” or “for top dollar” etc., ie: “Sunnyside Drive rancher for over asking-price”].
